A new apartment community is drawing on Camp North End’s creative energy.

ATCO Properties & Management started construction last week on Kinship East and Kinship West, a 301-apartment development at 110 Razades Way. The 240,390-square-foot project is scheduled for completion in 2025 and will encompass two buildings in diverse sizes, types and price points from recent college graduates and families to creatives, small business owners and entrepreneurs.

Studio, single and two-bedroom layouts will be available as well as cluster units and live-work floor plans.

The developer has committed to 22 units – 7% of inventory – for renters who earn up to 80% of the region’s average median income of $71,041.

“Kinship East and West have been thoughtfully designed to embody the collective, unified experience we’ve woven into every element of the Camp experience,” Damon Hemmerdinger, co-president of ATCO Properties & Management, said in a statement. “Camp North End residents will draw inspiration from all of the creative energy around them, while simultaneously enriching the community through their own experiences and contributions. This residential project is key to realizing Camp North End’s full potential as an around the clock, welcoming live-work-play district.”

The complex will include an outdoor pool and lounge, gas grills and fire pits, fitness center, communal kitchen, conference room and work-at-home spaces. Bike storage and rideshare spots as well as a parking garage will also be made available.

ATCO is partnering with Tishman Capital Partners, Highmore and Blueprint Local on the project, located in Camp North End’s southwest section.  The seven live-work units in Kinship West will have dedicated store entrances from the main street with separate private residential entrances within the building interior.

Ten cluster apartments comprised of three- and four-bedroom units will create 39 residences at Kinship West. Each of the furnished units will have access to fully equipped shared kitchen and living space.

“In our view,” said Brian Altenburg, managing partner at Highmore, “Camp North End is to become one of the most dynamic neighborhoods in Charlotte, one of country’s fastest growing metro regions.”

The 76-acre Camp North End campus is an adaptive reuse project of industrial buildings that includes 500,000 square feet of office and retail space with shops, art galleries and food and beverage sites. ATCO developed 193,000 square feet of office and retail last year as the second phase of its commercial project.

“The thoughtfulness, integrity, vision, creativity, and soul behind this historic place that is being re-imagined and revitalized will be an anchor for Charlotte for years to come, and a model for thoughtful community development in the country,” said Ross Baird, CEO and Founder at Blueprint Local, an investor in the project. “Kinship East and West will be a great place to live.”
